You must be a rate-payer with your own assessment to be liable for any rate relief.At Highgate Works the landlord is the rate-payer. The whole site is currently rated at £77,500 per annum.You pay rates exactly as indicated by the authorities but you pay the rates to the landlord and not directly to the authority.So, you are not entitled to small business rate relief.

We have, over the years, consulted with The Valuation Office with a view to getting an individual rating for each of the thirty or so individual offices/workshops at Highgate Works.This is a one-time only process and is not reversible.In 2010, we went through the exercise of asking for provisional assessments for the newly built properties here (The Rookery, Chaffinch, etc).The Valuation Office proposed to RAISE the R.V. to more than double if each individual property was valued.All properties with a final R.V. of less than £6000 per annum would have been able to claim 100% rate relief. This is equivalent to a weekly relief of £56 at the most.

It seems at the moment best to accept that, in reality, tenants at Highgate Works are paying lower rates than if the properties were rated separately.If you take on a tenancy elsewhere, where you are the rate-payer you will be paying higher rates though you may be entitled to some rate relief.
You must make up your own mind what represents the best value.

How does the total cost per sq.ft. compare?
What does the place look and feel like?
Is it convenient for your purposes?
We have done our best to make it easy to see how our rents are calculated. We have also done our best to maintain the whole area and keep it smart. In 2016 we added SIX NEW UNITS, by converting the ground floor of the First Impressions building.
From 2010 to 2014, about half of Highgate Works was unoccupied.When properties are unoccupied, we can claim back 50% of the rates that have been paid.If the thirty or so units had all been individually rated, the making of the claims would have been a nightmare.
Choosing a place to work is a big decision. At Highgate if things don’t work out; or looking on the bright side, if you want to expand and move elsewhere, you can move easily. Our leases allow the tenant to give three months’ notice to leave. Very few leases offer this concession. You are more likely to be locked into a fixed term.
